| Planning, designing and converting your new attic room is quite a complex task to undertake on your own, but when you use Endlebury Home Extensions, everything is done for you. From the initial site survey through planning applications to your fully fitted loft conversion, we will handle every aspect of the project with the minimum of fuss or hassle. When you contact us and request a quotation, we will arrange to meet at your convenience on site to carry out a free, "no obligation" feasibility study on your loft. Even at this early stage it will enable us to assess what can be achieved with the space you have available and suggest some ideas that you may not have yet considered. We will then send you an estimate from the details / info we have acquired from our visit based on your requirements and the architect's plans. Once we are clear about your requirements and have agreed an outline layout and design we will then proceed with the architectural design, drawings, calculations and building regulations compliance. Once completed you will then be given the opportunity to review the plans, making any amendments before they are submitted for formal council approval. This usually takes between 8-12 weeks depending on local authorities. Once those plans have been passed they will be re-submitted for formal building regulations approval. After the contracts have been signed, most of the materials and supplies will be delivered on day 1 of the agreed start date, the scaffolding will also be erected. We will also contact the local building control officer to arrange a convenient timescale for him to visit the site to inspect the progression of the conversion and to ensure all building regulation requirements are being adhered to. We then build your loft from the scaffold, keeping you informed at every stage of working progress. For most conversions we will work from the outside in, firstly stripping away the section of relevant roof tiles. This also allows us to feed in many materials via the roof rather then through your house. Once all exterior work has been completed and made watertight, the interior work in the loft can commence. This involves constructing stud walls, laying floor boards and installing new plumbing and electrics. Depending on the requirements of your new loft old water tanks that are in use are disconnected and re-located in the void area within your loft space, new pipe work is laid ready to accommodate fixtures to the loft room. New radiators are also connected to your existing central heating system. The next stage is to open out your new stairwell and install the new staircase giving access from your house to your loft. This part of the job obviously requires us to work within your house but we will do our upmost to ensure this is carried out with minimal disruption to your household. We will ensure that nearby furnishings and fittings are protected with dust sheets. Once all interior and exterior construction work has been carried out plumbers and electricians will do final checks to ensure everything is working safely and correctly. Once the plaster is dry the loft area will be ready for the second fix carpentry work. A Final inspection by Building Control will be scheduled and a completion certificate issued. |
